1- Your tenant fails to pay rent.
2- You send a Notice of Intent to File Failure to Pay Rent.
3- You wait 10 days for the tenant to pay. If they don't you file a failure to pay rent notice. (Or you can contact our friends at RentCourtAgent to do it for you).
4- You go to court on the trial date and get judgment against the tenant.
5- If the tenant doesn't pay in 7 business days you can file your warrant of restitution with the sheriff/constable.
6- (Baltimore City) You complete your postings and letters to the tenant informing them of the eviction date.
7- Meet the sheriff/constable for the eviction
