This is a basic overview our our process. There are many results that could happen, but this process is based on the average outcome of a case that results in a positive outcome for a landlord.
1- You complete the Failure to Pay Rent Review form (on the right side)
2- We will review you submission and provide you feedback within 2 business days.
3- You can move forward with filing your own case at the court, or you can pay to have one of our qualified rent court agents file your case and represent you in court (court costs are included in the fee).
4- One week after the trial date, you can file your warrant of restitution, or you can our agency to file your warrant of restitution (court costs are included in the fee).
5- About 10-12 business days after the date of file, you can attempt to schedule the eviction with the sheriff/constable.
6- When we receive a copy of your warrant back from the court, we will e-mail you a copy of your warrant for your records.
6- (Baltimore City Residential cases) After you receive your eviction date from the sheriff, you must complete your letter and posting to the tenant. The information packet and letter to use can be found on our Resources page.
6- (Baltimore City) You must complete your postings and letters to the tenant informing them of the eviction date.
7- On the eviction date, you, or someone over the age of 18, meet's the sheriff/constable to execute the eviction. In Baltimore City make sure to bring a copy of the eviction letter, certificate of mailing, and USPS register receipt to show the sheriff.
Failure to Pay Review- $24.95
Failure to Pay Rent Case Filing and First Representation- $200.00 + Court Costs
Warrant of Restitution- $95.00 + Court Costs
Postponed case additional representation- $100.00 for up to first 2 hours in court (up to $40.00 each hour after)
Escrow case representation- $150.00 for up to first 2 hours in court (up to $40.00 each hour after)
Mailing a corrected Notice of Intent/10 Day Notice- $25.00
Tenant Military Verification Report- $25.00
